These Terms and Conditions apply to all reservations, bookings and agreements for accommodation made with The Lodge Hotel Project Limited, trading as No. 82 The Unthank (“No. 82 The Unthank”, “we”, “us”, “our” or “the Operator”).
These Terms and Conditions apply to bookings made directly through www.number82theunthank.co.uk and, where applicable, to bookings made by telephone, email or other direct booking channels operated by No. 82 The Unthank.
Once a booking has been accepted by us, a contract exists between the person making the booking (“the Customer”, “you” or “your”) and No. 82 The Unthank. By making a booking, you agree to be bound by these Terms and Conditions.
For bookings of five or more apartments, different policies and additional supplements may apply. No. 82 The Unthank will contact you with further information where applicable.
Please note that all prices stated as being exclusive of VAT will have VAT added at the applicable rate.
Amendments to These Terms and Conditions
These Terms and Conditions may be updated from time to time. We recommend that you review the current version available on our website before your stay.
The Terms and Conditions applicable to your booking will be subject to applicable law and the terms presented to you when your booking is made.
Website Use and General Terms and Conditions
Use of this website is subject to these Terms and Conditions.
This website is created and maintained in England, United Kingdom. Reasonable care is taken to ensure that the information provided on the website is accurate and complies with applicable English laws and regulations.
The website may contain links to third-party websites which we believe may be useful or of interest. Providing a link does not constitute an endorsement or recommendation of that website, its services or its content. We accept no responsibility for the content of third-party websites.
All rates are subject to availability and may change.
Discounted rates are limited offers, subject to availability and may be subject to minimum-stay requirements.
While every reasonable effort is made to ensure that information on the website is accurate, No. 82 The Unthank does not accept responsibility for errors or omissions and reserves the right to update information and descriptions relating to accommodation, facilities and products.
Site Use
The website is intended to assist customers in checking availability, obtaining information and booking accommodation.
Other than printing or saving information for your own personal travel purposes, you may not reproduce, replicate, sell, resell or otherwise commercially exploit the website or its contents without our prior written permission.
Bookings may only be made by persons aged 18 or over who are legally capable of entering into a binding contract.
Online Bookings and Third-Party Websites
Different terms, conditions, payment arrangements and cancellation policies may apply to bookings made through online travel agents, booking agents, affiliate websites, tour operators or other third parties.
Please review the rate and booking conditions presented to you before completing your reservation.
Where you book through a third party, the terms stated on your booking confirmation may take precedence in relation to matters such as payment, cancellation and amendments.
Payment Arrangements and Card Payments
Payment requirements will be displayed during the booking process and confirmed in your booking confirmation.
Depending on the rate selected, guests may be required to pay all or part of the accommodation cost at the time of booking.
Where a Security Deposit or card pre-authorisation is required, this will be processed separately in accordance with the Security Deposit provisions contained within these Terms and Conditions.
Payments may be processed securely by No. 82 The Unthank or by an authorised third-party payment provider.
By providing payment card details, the Customer confirms that they are authorised to use the card and authorises No. 82 The Unthank and its payment providers to process payments legitimately due under the booking.
Customers booking a discounted Non-Refundable Rate receive a reduced rate on the basis that payment in full is required at the time of booking. Payments made in respect of a Non-Refundable Rate are non-refundable except where otherwise required by law.
As a security measure, customers who have booked a Non-Refundable Rate or have prepaid through a third-party booking provider may be required to provide photographic identification and/or a valid payment card on arrival.
No. 82 The Unthank accepts major credit and debit cards.
We do not accept cheques or cash unless expressly agreed otherwise in advance.
We reserve the right to cancel a reservation where a required payment cannot be authorised or where payment card details provided are invalid or declined.
Card transactions are processed in the currency displayed during the booking process. No. 82 The Unthank accepts no responsibility for additional charges imposed by a Customer’s bank or card provider, including currency conversion, international transaction or other banking charges.
Cancellations and No-Shows
Cancellation of a reservation will be effective from the time it is received by No. 82 The Unthank.
Cancellations must be made by email.
We will issue confirmation once a cancellation has been received. If you do not receive confirmation, your cancellation may not have been received and it remains your responsibility to ensure that your cancellation has reached us.
Unless due to an Event of Force Majeure, cancellations must be received at least 60 days before the scheduled arrival date for bookings made through a third-party channel.
Cancellations for bookings made directly through www.number82theunthank.co.uk must also be received at least 60 days before the scheduled arrival date.
Depending on the reason for cancellation, you may be able to recover cancellation charges through your travel insurance provider.
Bookings made directly with No. 82 The Unthank on a Non-Refundable Rate will incur the full cancellation charge.
No. 82 The Unthank may, at its sole discretion, agree to move a booking to an alternative date.
We strongly recommend that customers obtain suitable travel and personal insurance.
Unless due to an Event of Force Majeure:
Security Deposits paid in connection with a Non-Refundable Rate are non-refundable where applicable.
Cancellation requests must be received by email at least 60 days before the arrival date. Cancellation requests may be sent to reservations@number82theunthank.co.uk.
Where a cancellation is received before the applicable cancellation deadline, no further accommodation charge will be made other than the loss of any applicable deposit.
Cancellations are not permitted on Non-Refundable Rates. The full accommodation cost and any applicable services may be charged at the time of reservation. If you cancel, attempt to modify the reservation contrary to its rate conditions, or fail to arrive on your specified check-in date, the full payment will remain non-refundable.
The Customer acknowledges that the applicable cancellation charges are intended to reflect the loss that No. 82 The Unthank may incur following cancellation.
Reservations Made Through Other Channels
Bookings made through online travel agents, tour operators or other third-party websites may be subject to different payment, cancellation and amendment policies.
Please refer to the booking confirmation issued by the relevant provider for details.
Accommodation Amendments by No. 82 The Unthank
While all reasonable efforts will be made to ensure that confirmed bookings proceed as arranged, No. 82 The Unthank reserves the right, where reasonably necessary, to relocate a booking to alternative accommodation of a similar size and standard in the locality.
In exceptional circumstances, we may find it necessary to cancel your booking.
If this occurs, we will refund any accommodation payment made directly to us in respect of the cancelled booking.
No. 82 The Unthank will not be responsible for delay, loss, damage or expenses caused by circumstances beyond its reasonable control, including but not limited to war, civil disturbance, terrorist activity, labour disputes, natural or man-made disasters, fire, flood or adverse weather conditions.
Alterations to a Booking Requested by the Customer
If you wish to alter your booking, including changing the dates or accommodation selected, we cannot guarantee that the requested change will be possible.
No. 82 The Unthank accepts no responsibility for additional expenses arising as a result of a requested amendment.
Amendments are not permitted to Non-Refundable Rates unless expressly agreed by No. 82 The Unthank.
Amendments to Standard bookings may be possible, subject to availability, where requested at least 48 hours before arrival.
Additional charges may apply if the accommodation price for the new dates differs from the original booking.
All amendment requests must be made in writing.
Identification, Security Deposits, Damage, Extras and Cleaning
Photographic identification will be required at check-in.
Apartments may only accommodate the maximum number of guests stated in the apartment description and booking confirmation.
Additional guests are not permitted unless agreed by No. 82 The Unthank.
Guest names may be confirmed at check-in and No. 82 The Unthank reserves the right to restrict access to persons not included within the booking.
No. 82 The Unthank reserves the right to require a Security Deposit upon check-in.
A Security Deposit of £96 per person applies to adults and children aged 16 and over. Children aged 15 and under are exempt.
Only one payment may be made in respect of an apartment’s Security Deposit and the lead guest will be responsible for that payment.
Security Deposits must be paid by credit or debit card.
Cash deposits are not accepted.
The lead guest is responsible for the behaviour of all persons occupying or visiting the apartment.
The Security Deposit may be used to cover costs including, but not limited to:
breakages;
damage to the property;
additional cleaning;
excessive electricity usage;
smoking;
disturbance to other guests or residents;
unauthorised guests; and
other breaches of these Terms and Conditions.
Security Deposits held by credit-card pre-authorisation or charged to a debit card will be released or refunded in accordance with the issuing bank’s procedures.
This will typically take between 3 and 10 working days, although some banks may take longer.
A pre-authorisation does not ordinarily transfer funds to No. 82 The Unthank but may reduce the Customer’s available card balance or spending limit while the authorisation remains in place.
No. 82 The Unthank is not responsible for delays caused by the Customer’s bank or card provider.
Where damage, disturbance or another chargeable event occurs, the appropriate amount may be retained or charged.
Where the cost exceeds the value of the Security Deposit, the Customer remains responsible for the additional amount and reasonable costs associated with recovering the sum due.
The Customer authorises No. 82 The Unthank to charge reasonable sums properly due under these Terms and Conditions to the payment card provided in connection with the booking.
Check-In and Check-Out Requirements
Unless otherwise agreed in advance, apartments will normally be available from 3:00 pm on the day of arrival.
Early arrival before 3:00 pm is subject to availability.
The current early-arrival charge is £10 and must be confirmed with No. 82 The Unthank.
This fee is waived for customers who have booked directly through www.number82theunthank.co.uk, subject to availability on the day.
To guarantee a very early arrival before 10:00 am, it may be necessary to reserve the apartment from the previous night.
Where this is arranged and the Customer does not arrive, a two-night charge may apply.
Unless otherwise agreed, apartments must be vacated and keys returned by 11:00 am on the date of departure.
Late check-out may be available by prior arrangement.
A late check-out surcharge of £10 per hour applies, depending on the agreed departure time.
An additional night’s accommodation charge will apply to check-outs after 3:00 pm.
Where keys, fobs or access cards are lost or stolen, the Customer will be responsible for reasonable replacement costs, including the cost of an emergency locksmith where required.
Where a Customer has not vacated an apartment by 3:00 pm on the scheduled departure date without prior approval, No. 82 The Unthank reserves the right to remove belongings from the apartment where reasonably necessary.
A fee of £250 will be charged for keys or fobs that have not been returned within 24 hours of the scheduled departure date.
The Customer authorises No. 82 The Unthank to deduct this amount from the Security Deposit or charge it to the payment card associated with the booking.
Facilities and Services Included in the Price
All apartments are fully furnished and include a kitchen equipped with appliances, cutlery, crockery and kitchen utensils.
Food and drink are not provided as part of the standard accommodation offering.
Basic toiletries may be supplied.
Items belonging to No. 82 The Unthank must not be removed from the apartment.
Prices include bed linen, towels, television services where available and internet access for the first 24 hours.
Each apartment is allocated an electricity allowance. Excessive electricity consumption may result in an additional charge.
Guests are requested to switch off appliances, lighting, heating and hot water when they are not required.
The price includes a weekly apartment cleaning service.
No. 82 The Unthank operates a serviced-apartment model and apartments are not normally cleaned daily.
For stays of seven nights or more, a mid-stay clean will ordinarily be provided on approximately the third day and every seventh day thereafter.
Where daily cleaning is requested, an additional charge of £25 per clean will apply.
Liability for Loss of or Damage to Customer Property
Customers are responsible for taking reasonable precautions regarding their personal belongings.
The Operator does not provide insurance for personal possessions.
Vehicles parked at No. 82 The Unthank are parked at the Customer’s risk.
Personal belongings stored in apartment safes, where provided, remain the responsibility of the Customer.
We strongly recommend that guests obtain suitable travel, personal belongings and motor insurance.
Nothing in these Terms and Conditions is intended to exclude or restrict any liability which cannot lawfully be excluded or restricted.
Damage to No. 82 The Unthank Property
The Customer is responsible for taking reasonable care of the apartment and its contents during their stay.
The apartment and its equipment, utensils and furniture must be left in a reasonably clean and tidy condition.
Additional charges may be applied where excessive cleaning is required.
Customers should ensure that apartments are secured and doors and windows are closed when leaving the property.
Except for fair wear and tear, the Customer is responsible for damage caused by their negligence, wilful misconduct or irresponsible behaviour, or that of other occupants or visitors for whom they are responsible.
Damage must be reported to Management without delay.
Failure to report damage may result in a charge of £250, together with any reasonable refurbishment or replacement costs attributable to the damage.
Use of No. 82 The Unthank and Quiet Enjoyment
No. 82 The Unthank is situated in a residential area and guests must respect neighbouring residents and other guests.
We do not accept stag or hen parties.
The use of any No. 82 The Unthank apartment for conducting business activities without prior permission from Management is prohibited.
Customers must not use the accommodation for any unlawful purpose.
Customers must not cause a nuisance or behave in an antisocial, abusive, threatening or otherwise unacceptable manner towards other guests, residents or staff.
The property is provided solely for appropriate, lawful use.
Access is restricted to guests and visitors authorised in connection with the relevant booking.
No tenancy rights are created by a guest’s occupation of accommodation at No. 82 The Unthank.
Customers may not re-let or sublet the apartment.
No. 82 The Unthank reserves the right to refuse entry or accommodation where Management reasonably considers that a person is intoxicated, behaving in a threatening or abusive manner, or otherwise behaving in a way that creates an unreasonable risk or disturbance.
No-Party Policy
No. 82 The Unthank operates a strict No-Party Policy.
The maximum permitted occupancy of an apartment must not be exceeded.
Noise must be kept at a reasonable level and must not cause a disturbance to other guests or neighbouring residents.
Additional charges may be made where there is evidence that an unauthorised party has taken place.
The maximum permitted occupancy for your apartment is stated on your booking confirmation.
Guests must comply with all reasonable property rules, health and safety procedures, security procedures and registration requirements.
Where serious complaints are received about a guest, a guest behaves in a manner detrimental to other guests or residents, or there is a serious breach of these Terms and Conditions, No. 82 The Unthank reserves the right to terminate the stay without notice and without refund, where reasonable in the circumstances.
No Smoking, Vaping and Naked Flames
No. 82 The Unthank is a non-smoking property.
Smoking is strictly prohibited inside all apartments and internal communal areas.
A charge of £250 per night may be applied where evidence of smoking within an apartment is found, to cover additional cleaning, deodorising and associated costs.
The use of candles or other naked flames inside the apartments is strictly prohibited.
Access to Apartments by Management
Management and authorised personnel may access an apartment where reasonably necessary for inspection, maintenance, repair, safety, security or management purposes.
Complaints
No. 82 The Unthank will use reasonable efforts to ensure that the accommodation provided is properly arranged and maintained to an appropriate standard.
If you are unhappy with any aspect of your accommodation, please notify Management as soon as possible and, wherever possible, within 12 hours of arrival so that we have an opportunity to investigate and resolve the issue.
Where No. 82 The Unthank is responsible for a problem which cannot reasonably be rectified, we may, depending on the circumstances, offer alternative accommodation or an appropriate partial refund.
Nothing in these Terms and Conditions limits any statutory rights available to the Customer.
Child Policy
Guests under the age of 18 must be supervised by at least one adult staying in the apartment.
The lead guest is responsible for the conduct of all guests included within their booking and will be responsible for any applicable Security Deposit.
Children under the age of two stay free of charge and do not count towards occupancy, subject to suitable accommodation availability and applicable fire regulations.
Children aged over two are treated as occupants when determining the maximum occupancy of an apartment.
Charges may apply for children’s equipment, including cots and high chairs.
Children under the age of 14 must be supervised by an adult at all times.
Pets and Assistance Dogs
Some rooms are pet friendly, please ask directly.
All owners will be expected to clean up after their pets on any area of the hotel interior or exterior. Any failure to do this will result in a £150 fine.
Assistance dogs are welcome.
Guests travelling with an assistance dog are encouraged to contact No. 82 The Unthank before arrival so that we can make any appropriate arrangements for their stay.
Governing Law
These Terms and Conditions are governed by the laws of England and Wales, subject to any mandatory rights which may apply to the Customer.
Any dispute relating to these Terms and Conditions will be subject to the jurisdiction of the courts of England and Wales, except where applicable law provides otherwise.
If any provision of these Terms and Conditions is found to be invalid, unlawful or unenforceable, the remaining provisions will continue to apply to the fullest extent permitted by law.
